Construction of a new energy-efficient, two-storey detached dwelling nestled in the generous rear garden of a York property. Having lived on-site, the client sought to unlock the potential of their expansive garden plot by creating a bespoke, high-performance home tailored to their future lifestyle.

Design

CA Architectural was employed to create an initial design for the new build property. Initial sketch schemes were produced with several meetings with the client to agree a scheme. A Full planning application was sent including a variety of reports from other specialist consultants. The planning process took a few months but an approval was granted.

Site Development

With planning secured, CA Architectural prepared a comprehensive Building Regulations and construction package, providing the detailed technical drawings and specifications needed for builders to tender accurately.

Throughout the build, Chris stayed actively involved—attending regular site meetings, carrying out progress checks, and answering technical queries from the contractors. This hands-on approach ensured the design intent was seamlessly carried through to the finished home.

    Finished Results

    The finished home exceeded all expectations, delivering a sleek, modern space that feels both luxurious and genuinely comfortable. Built with sustainability at its core, the dwelling features an Air Source Heat Pump (ASHP) and Mechanical Ventilation with Heat Recovery (MVHR)—providing exceptional year-round energy efficiency and low running costs. The client was absolutely thrilled to step into a bespoke home crafted perfectly for their future.
